The Pleasant Hill City Council has approved some final ordinances for a new subdivision on Arbor Road.

Arbor Lake Development wants to build 27 single-family homes on 19 acres that will complete the existing subdivision. The company will also provide public utilities for water and sewer and a new roadway. 

“Staff has reviewed the planning documents and finds it to be in conformance,”  assistant City manager Madeline Sturms told the council at its Dec. 28 meeting.

The developer agreed to provide cash in escrow in lieu of a performance bond and signed an escrow holdback agreement with the City that was received by the City attorney. Staff reviewed the planning documents and found them to be in conformance with the requirements of a final plat and recommended approval subject to the remaining punch list items being completed and the assurances clearing.

The developer has worked with the City on the new development, with the final plat requiring approval because there was a City code change to storm water requirements. While the original plat met the old code requirements, it did not meet the new changes.

The council approved the escrow agreement with the developer as well as a few other ordinances pertaining to the area. It also established a new stop sign at a cul-de-sac in the neighborhood and created parking ordinances that explicitly outlined where parking will and will not be allowed, which will also allow immediate signage to be put in place during construction.

The new houses are expected to be finished in fall of 2023.
